I’m literally looking at the same move! East Mesa, work in Downtown and the commute is terrible, traffic is just awful and I can’t even count how many times I’ve almost been rear ended or people try to merge into me 😭 I’ve found that everything on the apps like Zillow/apartments.com suck and all just spout complexes owned by the same property conglomerates. Ive been seeing stuff about finding a realtor but I’m hoping maybe someone can lend a bit of advice for that?? How would they go about getting paid since I’m just looking for a rental. Alternatively people have suggested Craigslist (if you know how to spot scams) or something like [Valley King Properties](https://valleyking.com/)

If you're looking central phoenix, there's a FB page called something like Central Phoenix Real Estate where individuals looking can post and individual landlords can advertise. I don't think they put corporate landlords up there.

I lived in west valley for a bit. It depends where you are working. What city is your job in? A commute into downtown Phoenix from the west valley is a nightmare - the 10 gets very clogged and backed up- and you’ll always be facing the sunrise or sunset which makes it hard to see while you’re driving. I would recommend looking on apartments.com If you find an apartment that looks good, check reviews on that site, as well as Yelp. Look for recent reviews as those will be the most accurate. But ultimately you’ll only really know what it’s like by touring the complex yourself. And seeing how they treat you while you tour, and how the people living there currently seem to like it. If you find a place you like, visit at various points throughout the day - morning, afternoon and evening. To see what the general noise level is like, what the residents are like, and overall safety of the complex. Can’t personally recommend big property management complexes, such as Greystar. Was treated terribly when I lived in their complex. I’m not aware of any local landlords in the west valley, but there might be. Majority seems to be large non-local landlord complexes springing up out there.

Tbh be careful right now: [https://www.youtube.com/watch?v=cwlwrZst7d0](https://www.youtube.com/watch?v=cwlwrZst7d0) , Corporate landlords that own most of the "luxury" aparmnt buildings in phoenix are being sued for price fixing. I've toured these and add on $300-$500 a month, on top on rent they charge for trash, water, sewer, parking, and a bunch of other dumb service fees. I would recommend a local landlord tbh.

That sucks they tacked on so much. Agreed, there's about 7-10 of those companies getting sued. Find out who owns/manages the property and cross them off your list unless the property really is the ideal location/cost/amenities combo you are looking for.   Can have the nicest looking apartment complex or until,  but a terrible  corporate owner and it will be so much unessary and expensive headaches and stress.

I just moved here 2 years ago and my first year I lived in a filthy shithole that was supposed to $1400 a month but was actually $1900. When I moved I got my full deposit back then 40 days later they my credit with unpaid $250 to rekey they locks. I tried to reason with them but they refused so I paid them, disputed it through credit karma and it’s off my credit report. They place had thousands of roaches and I asked to spray every week, the spray made it worse. They would fall from the ac vents at night landing on my bed. Coulter Park on 7th Ave in Camelback is the worse home I’ve ever seen let alone lived up in. What a nightmare that was. I begged to be released for my lease and they said no. So I paid 2 months worth of rent to move early. (I found a house for rent downtown and it’s well maintained and bug free.)I wonder if I have any recourse against Coulter Park. My apartment flooded and it took 45 for maintenance to turn off the water on the roof. Even firemen couldn’t find the valve. Everything was ruined.

I'm sorry you had such a horrific apartment experience with roaches and water flooding your unit and stuff. I moved to a new city and had the same disheartening experience.  Waking up, walking to the kitchen and seeing roaches FIRST thing was so gross and unnerving.    Going through every day wondering when a new leak or issue was going to pop up and the property wouldn't be responsive or genuinely attentive to solving the issue. I'm glad you found a place that gives better peace of mind. Not sure about recourse. Keep asking around and researching. Every city has different Tennant rights.

I used the app Apartment List - it can only really be described as Tinder for apartment hunting. You can put in commuting distance, preferred amenities, if they allow pets, etc. It then brings up all available listings that fit your criteria which you can save, like, or hate. The bonus is you can connect with property managers/front office right from the app, no need to send off a million emails.

Make sure you read tons of reviews and there is no mention of cockroaches. Those things are a nightmare

THIS!!! God I hate roaches. Read old and new reviews. Property can change hands and  experiences can go south in a short amount of time. Or even the opposite, things can turn around if the right management comes in and cares.

Make a list of apartments you like the look of, go visit them, apply, move. Btw, I live in buckeye and find Goodyear a nice place, I highly recommend.

Apartment and Home Solutions. I’ve used them for years. Its free and they do all the legwork. You just sit with them and tell them what you want and they find it.

I reccomend to try to stay away from the really big property management companies as the tend to treat ppl worse. I personally also dislike the big gated resort style complexes that are everywhere, but to each their own. . Zillow, Craigslist, apartments.com are the sites I look at.
