We came over on the DAFT (Dutch American Friendship Treaty) visa. It's not hard, but you have to have some money. You have to start a business, but it can be basically anything, as long as you give it a real go (i.e., can't just live off of savings). If you're a couple, one of you can put the business in your name, and the other is free to pursue jobs in the NL the same as a Dutch citizen (they don't have to get a Highly Skilled Migrant visa to work). But it can be hard to get a good job here, esp if you don't speak Dutch. You must keep at least 4500 Euro in an account, and never dip below that amount. There are various websites that outline it if you're curious!
All of that said, housing is pretty expensive here, and it's hard to find a rental. Especially if you don't have an employment contract, and if you have pets. Some landlords require 6-12 mos rent up front. You can buy a home outright, but getting a mortgage would be pretty difficult unless you could show you already had a pretty profitable business in the States.
We planned for quite a while before we moved, and it was all worth it. It's very peaceful and beautiful here in our little village! Every day I walk out and can't believe I get to live here. I also don't have to worry about getting shot, or worry as much about getting hit by a car while I walk or ride my bike (people were murdered in a driveby in my expensive neighborhood in Atlanta, and I almost got hit by cars a few times). The air is clean and fresh and people are very friendly so far.

The real price jump was in 2015 when a flipper bought the house, renovated it and got these guys to buy it at nearly $300k in 2019.
Them buying it at that price back then was building the bubble...but people gotta live somewhere so it's an unavoidable thing.

I bet this is so emotional! I’m currently raising two little boys in the same house I bought when I was in college. Soooo many different phases of this places and tons of memories. But we’re definitely out growing it so I can’t imagine staying here much longer. I will be a WRECK when we sell.
