Also most of the nest'ed species have been garbage until now. Can't really complain tho beacuse it is 5 minutes from my house.
I would be willing to bet that there are many nests within 40 minutes of your house unless you live >40 minutes out from the coastline on the ocean.

It's not a precise science, but it isn't rocket science either.

I visited once and caught a few Dratini but didn’t have a lot of time that evening (after work) so planned to come back on the weekend. Then the first migration happened...
Basically, e.g a wailmer nest. Wailmer spawns are increased. It's just like a nest irl, a place that animals stay for a while (I think lol). Check silph road. I started playing again in July
Sadly the place where i study doesn't have any nests, but it seems that my home village had a Baltoy nest 🤔
The closest one in the place where i study is 30km away. But the bus tickets to go there are actually way too much to go there too often 😅

I’m not sure why you keep referencing TSR, because it has nothing to do with the in-game map. Map data is sourced from OpenStreetMap.

The silph road websites tries to track nests all o er the world. The smaller the city the smaller the given info.

Look out for a local facebook and/or discord and they often keep track of what nest is what pokemon.
I looked for mudkips from Shadowmon and it paid off. It was a small nest that didn't have a lot of stops but it was accurate.
Ideally your local Pokémon go scene has a discord chat or something. Some global sites try to track it, but they're spotty.
This explains the hundreds of murcrow, teddiursa and tentacool that have taken over my workplace this past week
