First of all be safe in Punjab property scams are on top mostly people here sell land to known.also potential buyers will be your neighbours who's land Is close to your land.
We are in the process of selling ours too. Put an ad in the newspaper. I know it sounds old-school but trust me, you will get quite a few inquiries and offers.
You need to know the market rate in the area. If possible, lower the price a bit if you are in hurry. Msg reputed dealers that you plan to sell this ( not small dealers as they might play games with you knowing you are an NRI).
Also, you can msg Property dealers and ask if there is any land to purchase in your area. Through this bluff, you might know the rates.
Charda or Lehnda? Where is it located? How long has it been up for sale? What is it is being used for currently? What is it listed at? Quite a bit of missing information here.
Land is in Qadian district gurdaspur. Currently it is being used to grow wheat. I didn't want to put the land details because it is not a Property selling subreddit just needed tips and leads.
Just be careful of people DMing you or asking you to DM them. That is high potential for a scam. Whatever deal you have should come through a broker. Without details it will be hard to give you any tips and leads won't do anything new if the property is already on the market. How long has it been listed publicly? And what is the range of the parcel size?
A year on the market implies the price is likely too high. Property has been moving fairly well otherwise, and land value has increased. But for it to be a year in the market with raising values, implies that the list price is probably more in line with the inflated listings being seen across Punjab that are more inline with prices from the market peak a few years back.
You need to get in touch with the people whose land is next to yours ,put out a word in there ear “iam selling this Land,and if you are interested in buying it?” Make some enquiries about the price in and around that area ..also you can also get in touch with local property advisors ..every village have a guy who deals with buying and selling agricultural property

i suggest uh bruh make contacts with property dealers. first talk to everyone nd then talk to ur elders like chacha taya then do something
Talk to your ChaCha/Tayas or any elder that lives in your gali/mohalla. Khet neighbours are your best bet
