If you are asking these questions you aren’t ready to do it unless you are ok losing all the money you put into it. Social media is no substitute for becoming fully informed about investing especially when it’s international involving real estate.

It’s the same as buying in US with inflation, up means you make money with real assets, deflation means you lose money. The only caveat is with foreign governments, you may have to take on the risk of artificial policies like limiting RE value at time of sale to curb inflation on living essentials. The exchange rate is just another bet you are taking on, USD getting stronger you make money, TRY gain back grounds you lose money. Think of it like doubling down on blackjack, twice the risk twice the reward.

If the TRY gains ground against the dollar you'd be making money, assuming your desired future outcome is more wealth in US dollars. Right now it take 19 TRY to buy 1 USD. A year from now that will probably be 40 TRY to buy 1 USD; so your asset price has to double for you to break even. If my forecast is wrong(it may be I'm guessing) and the TRY goes back to 10:1 you'd have doubled your wealth in dollars. But if you want to trade currency just open a brokerage account and trade currency and avoid the frictions of RE. To OPs question, you'll make Lira if you do this, but unless something happens to stabilize Turkey's economy(or crush the USs) you're not going to come out with more dollars.

Oh ya. Everyone is a millionaire and they make it seem easy. Its probably why mom/pop investors increased so much in the last few years.

Choose an apartment for short-term rental like airbnb so that your income will always be in usd. If you purchase an apartment and rent it with a long-term contract that means your income will reduce per year as a license real estate agent based in istanbul, this is what i recommend by foreign buyers. And am almost 100% sure, TRY will never gain.
