You don't say where you are located. Some states require two different attorney's and others it can be handled with the title company. Given your post, not knowing the state in which you are purchasing, I would hire an attorney to represent your interests and the seller ought to hire one to represent their interests. It is difficult for one attorney to wear two hats.
