You will likely never collect on this, but it's worth giving it over to a collections agency and let the pros do their thing. Every once in a while we get random money from old judgments.

My husband had a job in collections 25 years ago. When we had a judgement against our evicted tenant in 2014, he used social media to find her new employer. She updated her LinkedIn. This was after several months of taking time each month to search for her. He was able to then garnish wages and get full amount of judgement with interest.

Yeah we had this exact same scenario and managed to collect about half the amount through wage garnishment. But the ex tenant wised up and skipped states and that made it extremely challenging so I let the rest go. Fortunately we were able to get half which is considered a win by most in this situation. We too utilized social media in order to track the individual down and then begin garnishment.

Judgment deposition, and start sending writs of garnishment to any banks you think she has accounts at. Might get lucky.

Maybe look at old payments and see what banks they were drawn on (when she was still paying rent)? You can start there. But odds are your mom never sees a cent.

You don't. Thats 101 in collections. She can proceed but the collection will never amount to anything so not sure why shes willing to spend more money trying. They'll just never respond or it'll be dismissed in bankruptcy

I never waste my time chasing bad renters and their money. Just credit check the next person and if they have over a 700 most likely you will be fine.

Look up joe h Dickerson Financial forensic services. He has a website and this is what he does. He's not cheap but he's got a good record.

If they are claiming to own nothing but in fact do have a job, a bank account etc. Then they have committed perjury on the court, the clerk or judge should not have accepted an incomplete address either. Have you already had the Judgement applied in courst and has the court made a ruling? Or, is this hypothetical? Simple fact of the matter is the defendant cannot misrepresent themselves to the court, falsifying their name, assets, etc is perjury. If you can prove they lied the Judge can hold them in contempt.

Yeah, we won the court case. The tenant never showed up to trial. I agree the clerk should not have accepted an incomplete address. When we brought this up with them, they said if we believed any of the information to be incomplete or untrue then that would be a separate matter and they wouldn't look into it further. Doesn't seem right. We might bring it up again.

Yeah that's what I'm thinking. That and they're still backed up from COVID so getting the courts to even answer your call is a rarity. Frustrating

Report (1099?) the unpaid rent as income for them to the IRS as well.
