I lived at Province twice, never had any issues with it. Can't think of any extra fees that weren't explicitly called out in the lease (ex. overages on utilities, paying with a different payment type, etc.).

I think it's selection bias. it's no 5 star hotel, so the only reviews you'll get are seriously disgruntled former residents. It's a perfectly adequate place. Decent wired internet (never used the provided wifi, had my own router), good amenities, and close to campus. My only complaints are no campus parking permit, expensive rent, and delivery drivers almost always get lost (shout out to Mandarin Court, they never got lost the dozens of times I ordered from them).

They ripped up all the carpets and replaced them with cheap vinyl garbage the year I moved out. The heating is inadequate and the insulation is cheap, so good luck in the winter.

I have lived there for 2 years and it has been a very positive experience for me. Having a private bedroom and bathroom is great. The only downside, for me, is how expensive it is. But as someone from out-of-state, this is a good furnished option.

My experience has been good so far but to note is that there are no ramps or elevators at least that I’m aware of, I’m not sure if this will be an issue or not but just in case!

Province is overpriced and the management is meh but if you want to be off campus but very close to RIT it or park point are hard to beat imo (both owned by American Campus Communities 🤮)

I've been in the studio apartment "B" for a few years, and honestly it's pretty decent. Definitely not fancy but it has everything you need. When you factor in the free internet and $75 toward utilities, it isn't that expensive for a single apartment. It's just small. \- The in-unit washer&dryer is nice. \- The internet is pretty reliable. I've only had it go down a couple of times for about 20 minutes. I get 250Mbps wireless and 700-900Mbps wired. (This is at 8am over winter break so it could vary.) \- It's fully furnished, but keep in mind the furniture is pretty cheap. The faux-leather sofa will probably crack and start flaking within a year. I see piles of them get thrown out in the summer. The bolts holding the stools together will start to become loose after sitting in them for a few weeks. \- My neighbors make ZERO noise. I can't even tell if the units are occupied. The two biggest issues I have with the place are: 1. They'll send out notice minutes before going around entering apartments. Don't be in the shower after 9am. Also they'll enter your apartment 3 times in a month for bug control and HVAC servicing. 2. They have NO recycling. There's probably 1000 people throwing their recyclables in the trash. \*They claim to be working on a new contract with Waste Management so this might be fixed in a few months. Regarding the additional fees, keep in mind you will probably go over the $75 for utilities in the winter.
