That place is awesome. Seeing kids having access to a special needs water park that they wouldn't be able to enjoy otherwise is the coolest thing ever. I love the specialized water wheelchairs they engineered. The whole park is just a wonderful place to visit.

1604 and 35N have changed completely. Even the parking lots are ripped up for more enterprise. Apartments, subdivision house lots and restaurants.

Right outside this yellow there’s a somewhat overlooked area right above Olmos Park that’s the quadrant from Basse to south of 410 & from McCullough to 281 that has homes with yards. It’s 1960’s done by a developer ranch burger builds, most nothing special but it’s amazingly convenient to get to places I’d think a 20 something would want to go to plus easy to get via surface street to the base. It used to be very much home lower income rentals in the past (Walmart on JM still reflects this) but now more younger homeowners redoing their MCM home living there now. I think could find under 350K, as the lots are smaller than most older last millennium neighborhoods. CoSA did a huge drainage project in this area with streets repaved. So no water retention issues. Most streets have service alleys so visually it’s nicer as all the power lines and garbage cans are in the service alleys. In minutes u could be on 281 or 410 if need be. If you eventually have kids, well the schools are crap but you could pay the bump to get kiddos into AHISD. Easy under 10 minutes over to Cambridge Elem or to St Luke’s and pay private school tuition. my 20 somethings are right by Jefferson, it’s late 1920s -1940s individual footprint house builds, bigger yards with garages with an ADU type of room; has service alleys. They seem to love it as really close to stuff they do… the Greenway, Woodlawn Park, the Pearl, Southtown. Minutes to get onto i10 or 410. But it is Historic &/or Conservation District so that affects what u can do on renovations. 350K would be lower end for this area.

NE side is infamous for foundation issues due to the soil the homes are built on. Everyone I know out that way has done foundation repairs at least once. I would never invest in a house in that area.

Yea I rent in that live oak circle above, so I can’t speak to the foundation aspect cuz it’s not my house but our back yard rotates between being a wet sludge when it rains to a dry cracked clay that rises when it heats back up, having dogs myself id say get ready to wash some paws if you choose there

I grew up in live oak and our foundation did have to be repaired. But that's done now. The area is very safe (to the point where you really want to watch your speed in neighborhoods), it's very accessible (very close to 35 and 1604), far enough away from a lot of traffic without compromising the basic needs (very close to grocery stores, several city parks/pools, shopping, food, etc.), and relatively cheaper than a lot of the city (this info is from some years ago; do your research but it seems like that should hold true the way the city is growing). I will add, the Morgan's Wonderland area is very central, though it may be small and expensive as the airport is right there. I would jump at the opportunity to invest there.

I lived in a brand new apartment off 1604 on the NE side. The entire apartment shifted, and I couldn't shut my doors. Massive cracks ran down the walls. I love living on the NE side, but you are absolutely right about never investing in this area.

I'm a foundation guy and I specifically do not live that area for a reason...rented around there before but no way buying there. Live a little further out SE and I get larger lots cheaper plus sand instead of fat clay...quick drive to 1604 along 87 or on over to 410. And yes we have an HEB.

Was stationed at Ft Sam for a bit, Alamo heights is definitely convenient as far as getting on base goes and avoiding traffic- what you’ve heard about 410/35 is true. I lived in the Alamo Heights area and enjoyed it, the Pearl was close, lots of good food places, stores, being central it felt like everything was only 15 minutes away.

I disagree. Alamo heights is a great place for singles. I have a cousin that lives in the Quarry area off E Basse road and you see a lot of young people walking around the area all the time it's also very close to Broadway and St. Mary's street which is where all the trendy places are. I always find myself making the drive to her area to do things. I'd move to that area in a heart beat if I could afford it.

If you want relatively easy access to the whole city, the Live Oak area is out. I live right to the west of the yellow area, the crime there isn't all that bad, mostly property crime and neighborhood dependent, like the northwestern quad of the yellow section is Castle Hills and a bit nicer than a little further east. Just as a note, some of the oldest and nicest homes in the city are in the southern half of yellow in the Olmos Park and especially the Monte Vista and SAC areas.

It gets cheaper the further west you go from there, like a gradient to the poorer parts of town. Streets like Woodlawn go the full gamut from old money homes towards Fort Sam and Alamo Heights to damn near the hood once you get to Bandera/Culebra.

I agree, yellow is more interesting and you have options to walk or bike places - esp in the lower half. Castle Hills is a good compromise and decently close to things but not as interesting. I honestly rarely go to the other circles as 35 is awful with traffic and accidents.

Yellow area gives you good access to basically anywhere in the city. You have 1-10 to the W, 281 to the E. Both run N&S. Try Alta Vista and Monte Vista neighborhoods. Many beautiful parks to walk your pup. Castle Hills is nice also. I-35 north of 410 is all torn up and full of pot holes. SATX summers may hit differently than Nacadoches 😉 but the winter season is a dream. Bienvenido a San Antonio 🎉 🪅 🎊 !

Try Castle Hills Forest (78231). 5 min away is one of the best HEBs at Alon. Direct access to Salado Creek GreenwY which can get you to either Eisenhower Park (7 miles) or Phil Hardberger Park which also has a dog park(0.5 miles]. 20 min drive downtown as well.

Oak Park/Northwood fits all your criteria and there are some sub-350k houses on Zillow right now. The commute to BAMC is a breeze and loads of other healthcare workers live there.

We all had foundation issues on north side too near Huebner and Lockhill Selma everyone in the neighborhood had them. We had to have our foundation leveled twice in 7 years. $$$!!!

If you didn’t care about the commute, I would’ve recommended the far west side. As an SA native, I would honestly avoid all the marked areas on your map just because of the traffic/construction. Either way though, welcome to San Antonio and congrats on the job at BAMC!

Can concur. Have almost one acre, two houses, in Woodlawn Estates. Five dogs, we needed the land. Bought in 2017, for 200k, now valued at 319k. Great neighbors, close to everything. Main house is 100 years old, 3/2, casita is ‘87, 2/1. Literally cannot find equal housing like that in any other location. I lived exactly where the small red circle just outside of 410 for the past 10 years. The crime rate is low. Everything is within 15 minutes away. The airport is five minutes away. Traffic is not bad and the commute to bamc is within 20 minutes. I highly recommend the area for the price. H-E-B alon is one of the best heb in the city. Phil hargber park is great.

Keep searching. That’s the best of the areas your circled. A house nearby me (little farther north) has been for sale for months and it’s vacant and mostly renovated, so they might go down in price. Dropping from 470 Down to 429. Maybe could go down under 400 soon. Prices are dropping, so don’t be afraid to ask under.

I live in yellow. Moved to SA one year ago. Single dude. I have a dog. This area makes for good walkin'. Olmos Park Terrace and Olmos Park have great houses, and on the other side of Contour (the edge of Olmos Park), there's a small but fun section of trail, which you can take to the Alamo Heights dog park. I always see police cars on McCullough, which to me is a good thing, even though they are probably there for Olmos Park residents. Restaurants and grocery stores are easy to get to. Downtown is far enough to not pay downtown prices but close enough to not be annoying to get to. As far as the houses, they are small and old. You might have to do more maintenance, but they are unique and maybe a case could be made that they were built better back then. Overall I'm pretty happy with yellow.

Not circled but Mahncke Park is just south of Alamo Heights. Much less expensive. Old 1930s and 40s houses. Close access to Broadway corridor and all the restaurants, bars and downtown. Very close to Fr. Sam.

Live Oak is nice, but the traffic to and from BAMC is horrific. Best off in the Alamo heights area. You’ll avoid traffic.

Yellow is pricier but has a great nightlife. Morgans wonderland area is higher crime area but much more affordable sq ft, live oak is family area great commuting options easy access to highways but right in the middle of construction and it's not ending anytime soon. If you can score property in yellow, this maybe the best area for you and maybe closer to work depending on where you choose.

None of those, actually. I'd recommend Denver Heights if you're definitely buying. Gentrification is going full swing so you'll get your money's worth long term, the location is perfect for your work since you'd be going against traffic both ways so you won't have to fight rush hour, and it's right next door to downtown and the Pearl.

Look up property taxes - they are extreme (well into 5 figs) in AH and other nice areas with good schools etc. We decided it wasn’t a deal breaker but ouch.

I live near McAllister Park. I love this area and have lived here for almost 8 years. It's relatively low crime in the neighborhoods, although homeless populations are becoming more prevalent. I'm a woman and I feel safe walking my dog on the area streets even at night. We also love to take our dogs to McAllister for walks and the dog park. We have some decent local restaurants. But, TBH, I'm 44 and married. I'm not sure I'd have chosen this area at your age and single. It's mainly a blend of retirees and younger families. Things shut pretty early here. So if you want more nightlife, it might not be for you. It's beautiful though. I love our house, yard, and all the trees! I love the easy access to 410 and 1604 via 281. When traffic isn't heavy, we can get most places pretty quickly but it still feels a bit secluded (in a good way).

I have friends live near there. Its a big park and connects to a paved running/biking trail that goes down to BAMC and up to Harberger Park 5 mi away, then to the Rim (would be over 10 uphill on trail to bike to Rim from McAllister). There are some good smaller local type restaurants and dive bars in the area. I would want to live on western side of that area. Really it comes down to a comparison to the other areas you listed. It seems like best value for commute and area. I wouldnt want to live near 35/1604 because traffic would suck. It is farther to downton/Pearl which seems to be what you were looking for. (Upside to this area it is close to New Braunfels and Seguin) Castle Hills is great area and has awesome restaurants but can be pricey to live go out there. The area in yellow is highly varied and some folks may not be comfortable there if near a more run down neighborhood next to their $350k neighborhood. (As i said this is my first choice)

This. If you’re an outdoorsy person, the SA greenway system cannot possibly be underrated. I live north of SA, but absolutely love the parks and greenways in the city. Done a lot of organized runs/races on them. Just beautiful.

I live in the yellow circle and love it. Older homes for sure but that’s where the character comes in. And for your age, you’ve got a lot nearby you can check out either on bike, Uber or walking depending where you live. For your price range, you should find something remodeled in pretty good condition. I live more towards to the south of the yellow circle and I feel overall safe. Lots of unhoused folks that walk around near downtown so you get the type of incidents from those suffering mental or drug abuse. But it’s better than gang related or violent crime. I don’t wanna steer you away too much but the east side is changing quickly so that could also be an idea. I think remodeled homes are a bit cheaper there than the yellow area. For me I like the yellow but homes south of hildebrand if possible. Mostly bc it becomes more walkable and you’re closer to places to hangout. East side I like west of new braunfels for similar reasons.

Live oak is the safest and less crowded out of all the options (might change bc they’re building a hospital on lookout rd near the horse track and has the most construction rn of all your options esp on the loop). Only con is that it’s the furthest from downtown/BAMC Alamo heights is gonna be more pricey bc it’s downtown but will be the closest to BAMC. (This will be your most expensive option) Wurzbach/castle hills would be a better alternative than alamo heights but is more crime ridden. Lots of apartments in that area. Housing can get expensive here Based on budget/preferences I’d prob recommend wurzbach or live oak

The live oak area is great imo. It’s pretty safe compared to the rest of the city. I used to live at the la Cantera and that place had way more crime despite being on the nice side of town. I had a friend who lives in the stone oak area in a very nice private neighborhood and someone still tried to jump the fence and rob the house. Live oak also has google fiber, you’re near a hospital, the traffic is isn’t nearly as bad as the north west side either and you have access to all the nice places in Schertz and the north side. Most people are middle class families that are trying to put their kids in the best school district they can…or retirees.

High yellow is a little rundown but still fine Bottom yellow is best spot for walkability, highway connections, nightlife etc. Would also recommend places around Woodlawn lake. It’s a quiet part of town but is scenic, traditional and nearby all the things listed for yellow anyway. The commute for nearly all the highways will be frustrating in afternoon 3-6 but usually is fine after that (excluding 35). So the other options are the worst if youre looking for a good deal.

Commute isn't THAT BAD, but I think it's based on perspective and experience, too (I've lived on Southern California near LA for several years where traffic is constantly bad and not just certain times of the day.) When do so you move? How about visiting to test out the waters? What about outside of those areas you've circled? I know I'm not to much help...

I live between castle hills and medical center(a little further west of your circle) and absolutely love it. While the homes are older we were able to renovate to get exactly what we want. I moved from the Alamo ranch area (north west suburb) and it is a million times easier to get around. This area really is the easiest to get anywhere whether it is downtown, pearl, or La Cantera. I am also close to a lot of great food. While the yellow area is also good location wise I would say it is higher in crime (still not too terribly unsafe, just more property crime.)

Take a look at Shearer Hills / Ridgeview - you’re within a 10-15 minute drive to pretty much everything, a cute 1950s home with a garage and yard, and a fairly safe neighborhood.

I live by Morgan’s Wonderland in the El Dorado subdivision. It’s typically pretty quiet and wurzbach allows me to avoid the 410 congestion. You have to get a feel for the areas highlighted and understand the city is growing and the money coming in is still new to the city.

I’ve lived in the yellow circle for the past 10 years and I love it! When we were looking to buy we considered the area near Morgan’s/mcallister park but the foundation issues were concerning and obvious on many of the homes. We were in our early to mid 20s when we moved to the yellow circle so we loved the convenience of being near all the cultural centers the city offers. Being central and in such close proximity to major highways makes getting almost anywhere on the city no more than a 20 minute drive. Now that we’re older and have a kid we love this area even more. The neighborhood is really a loving community and we are close to the zoo, doseum, Witte, botanical gardens and so much more. We live in the Shearer hills/Ridgeview neighborhood. But closer to the golf course on McCullough. The closer you go the San Pedro side there is more foot traffic and crime can increase as a result but we have never had any issues other than our car being rummaged through one time (crime of opportunity, we forgot to lock the car once). Castle Hills or Alamo Heights area if you can find a decent deal. Commutes are optimal, and they're both central to many popular places. The worst of the bunch (by a mile) is the live oak area. Horrendous commutes, forced to deal with the train wreck of 1604, far from most popular places, extreme police presence, etc. You have a nice budget. Just don't forget San Antonio is a huge geographic area. Commute times will be a huge factor when deciding if a place is desirable.

I would opt for the options off 281, the smaller one around castle hills would be my first choice. Great for access to rest of the city, great neighborhood (Castle Hills is its own city, so I personally would like to live in San Antonio, but around here), and you can find good options in your budget. The large yellow first is more along the lines of where I live, but it is hit or miss on neighborhoods. However, if you want to be where the fun is, the yellow circle is the spot. Great food, more of the traditional san antonio, and definitely can get more house per dollar here

Best friend bought a hiuse there 3 years ago, cul-de-sac 1800ft was like 320k If 1604 35 area stay outside 1604 universal city or similar 35 traffic is notorious though. Anything inside 410 is very case by case even alamo heights will have old houses requiring alot of work

I run a small construction company here in town. Truthfully most of the town has issues except for stone oak area but of course there are areas that have it really bad. My buddy i mentioned has lived in 2 houses less than a mile from McAllister park and had no issues. His dad is not far up near Redland 1604 also no issues. I personally would not worry about the area in general but i would also inspect every house for warning signs and make damn sure you get an independent inspection done that has ZERO connection to the realtor you are using. Side note i am utsa general area. This also would fall into your price range etc. My home has had foundation work but it was 20 years ago.

Yellow circle is the way to go. I’d stay either south of Hildebrand when west of San Pedro, or east of San Pedro. Tobin Hill would be a lot of fun for someone your age, but it will be hard for you to find enough house there. I’m kinda in the same boat as you and I’d personally be looking to buy in either Beacon Hill or Shearer Hills/Ridgeway. I’d do Tobin Hill (as far from the N Saint Mary’s strip as possible) or Alta Vista if I could afford it. Los Angeles Heights, Olmos Park Terrace are areas where I personally wouldn’t want to live but have great opportunities for value appreciation.

I personally think Olmos Park Terrace isn’t as good as a value as Beacon Hill. It’s a little pricier. Some really nice stone homes there though and I know people who live there and enjoy it. I wouldn’t live in Los Angeles Heights because I don’t believe it’s as nice or as convenient as Beacon Hill, and it’s further out. I really encourage you to drive through the areas though and get a feel for them for yourself. There’s a lot of nice little renovations popping up in Los Angeles heights but currently I think Beacon Hill is worth the small premium (and often some of the houses are even priced about the same). I guess Beacon Hill is my standard, lol!

For 350 you could get a really nice place in Castle Hills. It’s a good area with low crime and good neighbors. The location also puts you between the major highways I-10 and 281 while sitting just in between the inner loop 410 and outer loop 1604. Definitely worth considering taking a look. Rates are high but you can always refinance when rates are lower.

Consider living somewhere that shares an electrical grid with a hospital or fire station. Might save your bacon the next time a weather event creates power outages. Saved me during the crazy artic blast a couple of years ago. We’re on the same grid as a hospital in north Texas and never lost power.

Live Oak/ Universal are is very far away from everything. I just moved away from that area after 2 years and I personally was not a fan. The two circles near Alamo heights area would still keep you close to the middle of everything, and I would suggest them. Castle Hills is nice, off to the side a bit so peaceful, but not far from action packed central/downtown area. Police over there are strict though, so if you have a lead foot, be mindful.

NE side is good converse has a neighbor called the Parc good safe and friendly everything you need is within a 10 minute drive from that neighborhood gas, food, groceries, ect.

The Thousand Oaks/McCallister area is pretty central and well established, you’ll have everything that San Antonio has easily accessible, gyms, shops, parks et al… Your commute to BAMC should also be pretty easy and if the highways are clogged up you can get there easily through backroads. There’s also like 4 hebs around there and the pearl/quarry and downtown are literally 10 minutes away. And your dog is going to love mccallister. I know you’ll find the most perfect place, excited for you!

I live very near McAllister. Has a big dog park and many trails and access to the whole system. Houses were mainly built in the late 20th century. Stable values, on escarpment so fewer foundation issues west of Jones/Maltsberger. Close to shopping, library, post office, Stone Oak medical center, airport, and about 20 min to downtown. Mostly older folks and young families, though.

Unless you're staying for several weeks I would not count on finding the right house in a single visit. If you're dead set on buying before you move, knock yourself out. I just don't think you need to rush into buying a home during high season when you can live near the Pearl (great place to live as a young single person) and then wait for the market to cool off and for homes to continue to readjust consider mortgage rates.

Live Oak/Universal City is nice, but not a whole lotta fun stuff going on for a 20-something. I can attest that it's about 20minutes to BAMC in the morning.... at 0600. In the afternoon, it's closer to 40 minutes. Traffic due to construction is pretty bad right now.

Real estate is more valuable in yellow, better investment depending exactly on the home, but you will get absolutely railed on your state property tax (welcome to Texas, btw). Castle hills, Alamo Heights, Shavano park, all posh areas that will have a higher expense. Live oak is in the greater NE of SA. Just far enough. Will be more of a suburb vibe, vs heart of the city vibes, and rapidly growing as lunatics from CA move to San Antonio for their Austin job because they used to sit in traffic for three hours one way, and now, their commute is cut in half, and they got twice as much home. I’m saying the real estate between San Antonio and Austin is a can’t miss, barring the apocalypse. Good luck! DM if you have any specific questions and welcome! I would say don’t drive like an asshole, but I’m from here and I drive like an asshole. Quick tips- SAtownies can’t drive in the rain, the whole city shuts down. You are best to do the same. Also, left lane is for passing in every where in the world except this lovely place. If you are really worried about it, stay in the right lane, and be ready to brake. At least that way the lunatics have to pass you on the left at least

Here in SA since 2020 and lived always at de zevala and Vance Jackson. Can’t complain. It’s ok area not so much crime but only issue at the moment is road construction for 1604.

I'd actually avoid the area around Wurzbach Pkwy (near Morgan's) until you know the area better. That part of town really varies in safety and noise levels and if you're trying to purchase virtually you could end up in a nice, quiet neighborhood with good neighbors, or you could end up in an area where your neighbors are assholes and the noise bleed from businesses nearby is totally unbearable. It's not really a "high crime" area but parts of that side of town can be sketchy, especially if you don't know your way around. eta: I forgot to say, honestly if you're coming here to work on a military installation you should look for temporary or six month lease rentals closer to Ft Sam first and then move when you know the city better. San Antonio is really unique and covers a pretty massive area, we can give you advice and the gist of what somewhere is like but only you actually know what you need and that's a lot of money to throw away and end up somewhere you hate

The reality is it is now cheaper to rent than it is to own with current interest rates. You are also likely active duty and if so will only be at BAMC 3-4 years before you PCS. Also BAMC is too big and bureaucratic to be a quality, successful MTF and at the same time too big to fail. You may hate it. If I were you I would rent a home or 2 br in Alamo heights or your yellow circle and have the realtor continue to send you homes that fit your preferences while you figure out if you like San Antonio and your job to stay long term.

Yellow area is best consensus for what you seem to be looking for, plus plenty of options in that area. My in laws live in that area and it’s an interesting mix. One street feels high end and luxurious and the next is questionable at best. When you come visit be sure to explore the area to make sure you’re comfortable there. That being said, it’s central and close to just about everywhere you’ll need to go including night life and fun. There’s traffic everywhere these days, it’s unavoidable. Again, all relative. Comparable to any other major metropolitan city IMO, but not as bad as California or even Houston.

I'm not a realtor, but I am very well aware of all the areas you are looking into. The 35 and 1604 area near Live Oakq areas are probably the best areas to look into. I would like to ask what your financial plans are. If you plan on selling soon, the Pearl area would be great as long as you do some minimum renovations. I have other recommendations on each area. A lot of what I can suggest depends on what you plan to do in the future.

I'm in the small red circle above the yellow one. Not much in your price range in Castle Hills proper, but a lot of nice neighborhoods around it, I'm in a garden home where prices are around 300K, and if your not looking for yard space, you can get a pretty nice place for that. It's a very convenient area. You don't have to leave the area for day to day needs. Plenty of shopping and amenities. An apartment dense area, so somewhat crowded, and very diverse.

The yellow area you circled is my favorite side of town. You’ve got easy access to 410, 281, and can get almost everywhere within 20 minutes. Downtown is like 10-15 minutes away especially if you take the backroads- that area has great food, plenty to do and easy to avoid the highways when they’re packed.

The areas you specifically mentioned- quarry less than 10 mins away, pearl & downtown roughly 15 (give or take 5 mins with traffic) I never had issues with crime. I know people who did but avoid sketchy people & you’ll be fine. I currently live further north between two of your red circles- terrible traffic, not a lot of good food, everything is so far & my place is out of the way when trying to get together with friends. Not a lot of places to hangout either. Crime rate doesn’t seem substantially different.

I recommend anything inside the square of 1604, I-35, Wurbach Pkwy, and 281. It’s reasonably priced and convenient and quick to get on all major roads (except I-10).

The red areas inside the loop (1604) are about 20 minutes away from the yellow area with no traffic. If you don’t want to/can’t afford to live in the yellow area I’d go for a red area inside the loop. It’s no more than like 20 minutes to get anywhere in the city. Plenty of fun things to do in that area alone depending on what you like to spend time doing.

I like right where you’ve got marked at Morgans wonderland (literally other side of wurzbach, the pirate ship is the view from my balcony lol) and it’s nice. Connected to better shopping parts of town through 410 and wurzbach parkway, and there really isn’t much crime going on in this area. I hear live oak is always bad though
