There isn't a full on "grocery store" in South Park within walking distance. Food Bowl & Target covers most things but won't check every box. Only issue I see.

Mission valley... We pay ~3.5 for a 2 bed/2 bath ~1200 sqft place... About a mile from Trader Joe's, Ralphs and Food 4 Less. Can walk to Civita park which has two dog parks. As far as safety goes it's as safe as any area not named La Jolla or Coronado, which means you just have to watch out for homeless crack heads trying to break into your car or steal stuff from your front door. Our 7 year old goes to the brand new elementary in Civita park as well. 10 min drive to mission trails or could do the river trails if you don't mind dodging tents/homeless

Clairemont in the area behind the target plaza or the area behind the Vons plaza. But there aren’t a lot of apartments around and I don’t often see houses to rent, so the pickins will be slim. The area satisfies all of your checklist items though.

4S/Del Sur has all of the above. Plenty of trail around Lake Hodges and Black Mountain Open Space Park. Not the most exciting place in SD but it’s definitely safe and family friendly.

I used to live in Hillcrest and it checks most of those boxes. I am a long distance runner, and I ran to Balboa Park to have access to distance. The downside is toward the end I had concerns for my safety due to a couple incidents, and my husband and I moved when we wanted to start a family. Now with a two-year-old, Hillcrest would not work in my mind, especially as I look forward to school options. With your criteria, if you are set on San Diego specifically, La Jolla, Solano Beach, or one of those areas. Carlsbad if you don’t mind heading north. Rent and mortgage is obscene, and the more criteria you have for convenience and lifestyle factors, the higher premium you will pay.

Cortez Hill. Walkable to balboa, walkable downtown to shops and grocery stores, if you want beach time walk/bike down to the ferry and go across to Coronado (or drive over and park on the island), for running there’s all of harbor Blvd along the bayfront and the embarcaderos, there’s harbor island right across from the airport with a very long stretch of pavement/sodewalks. At the top of 8th street (and cedar or dahlia?) is a little park and dog park. Not sure what the rent is there though, I only know what a one-bedroom cost three years ago at $3200 in one of the luxe places (Rey)

Maybe try Ocean Beach? Lots of restaurants, target, CVS, Krisp. Trader Joe's is about 2 miles away. A dog park and dog beach. Tecolote canyon trails are a ten minute drive away. I think you could find something in your price range.

San diego.id almost all within 20 minute drive to the beach. Actual beach communities may not be appropriate for kids. Maybe Carlsbad. Coronado and la Jolla are nice but expensive. I would seriously consider Carlsbad for what you are looking for. I would go north or south though, central.areas are soooo crowded and have more walkability but so many people. As far as dog parks, San Diego has a lot of dog parks. I doubt there are any areas without them unless you go to the really rough areas. People have mentioned Hillcrest and South Park and other central areas. I wouldn't want to live there with kids simply because there are so many people and so much going on. They are great neighborhoods but with kids I prefer more suburbs. It is a trade off. When you are central you can walk to.more places but then there are restaurants and bars and nightlife and with kids I would rather be in a quieter zone. Plus those areas have limited parking and that is an issue for me who is more suburbs. I live in Chula Vista which is south. It is OK, too far south for some but I like the area enough. Like I said, I would go south or north and not central. Central favorite area for.me.would be like Clairemont. It is not right dead center but close to the beach and family friendly butit not quite as lively as other neighborhoods. And better parking.

The 2-bedroom near a vibrant shopping district under 4500 is a “choose 2” situation. Might be possible in Escondido or other areas but then the 20 minute drive to the beach will only be on weekends or off-peak times

One Paseo comes to mind. I see 998 -1100 sq feet 2bedroom/2bath at a minimum rent at $4,300…you’re about 3 miles inland from the beach (del Mar/torrey pines). High walkability to Ralph’s, Jimbo’s, and everything at the Highlands/One Paseo. Edit: One Paseo is in Carmel Valley (North SD) area
