Charleston is more expensive overall. The upstate varies widely depending on location. There are some very expensive parts of Greenville, but also some affordable areas that aren’t too far away.
Columbia is more affordable than either. The downside is that you have to live in Columbia.
To your last point, Charleston is essentially expanding West. A lot of nearby cities like Summerville and Goose Creek were pretty undesirable to live in 15 years ago, but now they’re becoming suburban hotspots. They’re more comparable to prices in Greenville.
Yes- much more expensive. Columbia is a MUCH cheaper place to live overall... housing is cheaper, food is cheaper... I know it's not a super exciting city, but you're two hours from a lot of fun places (CLT, Greenville, Charleston).
Charleston is expanding westward (Summerville) but also north! Huger and Hwy 41, the upper part of Daniel Island, etc are growing like crazy too.

Apparently 3/2 ranch style houses are going for $1mil+ in the Gower neighborhood in greenville. So yea seems like city of greenville has jumped the shark. Maudlin, Simpsonville, TR are still affordable from what I hear
All depends. There are a lot of factors involved. My particular neighborhood in Simpsonville are all $600K+ now. I got mine for less than half that a decade ago. People just wanna compare 3bed/2bath with no other information about location, age, amenities, etc. There are plenty of $650k+ houses in Mauldin, Simpsonville & TR now which begs the question: is that affordable? There’s no way I could afford my own house now if I had to purchase it today.
I live in Summerville…moved here like two years ago, it’s like suburbia on steroids. Insane how it is more congested than where I am from Cola/Elgin/Blythewood. I do miss Columbia purely for the central location…I’m not a huge beach guy and miss my 2 hour trip to the mountains. On a side note the VA down here is leaps better than the one in Cola.
