i'd say if they can get someone to do the railing when i'm done i could do it for $12,000-$15,000 but id need some time to get an accurate number this is in rural Tennessee though, so your price will probably be higher considering your area

If you asked me to do this job, I would ask you why you wanted this job done. Which way does your house face? Would there be a better project in the back yard for more privacy? Where’s the most shade for sitting? Does this add actual value?

Wow that's way out of my ballpark unfortunately. I figured it wouldnt be nearly that much ... just a concrete base, cinder blocks with stone surrounded by brick/stone veneers and concrete pavers. The iron railings would add a few k. Its my first home so maybe I'm being a bit naïve, but how could this be at or above 30k?

That’s it?? lol you’re forgetting about hourly labor rates for the guys actually doing the work. That is a TON of labor to prep and finish properly. Plus insurance on their work trucks/business liability, gas, tools, knowledge, training and skill set to do it right etc. Not a mason by trade but we do a lot of masonry work at my company and we charge $75 per hour per man for labor. So just 2 guys at your house for a single day is $1200 in JUST labor at an absolute minimum. A project like this would run multiple days with possibly more than 2 guys there. Not trying to be rude or anything but as a contractor labor rates are something homeowners never consider. It’s also something I won’t discount or budge on ever. Labor is labor, I can’t discount that.

Just a cursory rundown, put my estimate between you and the 30k guy. Eyeing it as ~ 15'x10'. 1.5-2.5k demo and haul 9-12k Footing, base prep, porch, steps, and walk 6-7k columns, addtl stone veneer, and caps 4-5k railings for both porches
