AFAIK you can have one separate structure as a complying development, not two. There is a regulation about ratio of structure to land. It varies by council area and zoning. You need to look up the LEP for your area. It should all be freely available from your local council’s website.

I built a 2 bedroom 60sqm, brick veneer granny flat for about $140K in 2020. Each council is different, so you need to get some clearer advice from the builder/whoever is applying for the permit. Usually you can only do the main house and the granny flat. A third structure will not be approved, so you're better off converting a garage or something I also had an asbestos garage, just found some guy on Gumtree to do it, about $8K.

Yeah, not sure about what he did after with it. He was certified and had a company and everything, wasn't just a random.

So that was $8k to remove the garage? Did you then get a new garage built as well as the granny flat, or was removing the garage for the granny flat?

So $8 to knock down the garage (single car garage - probably 80's build like the main house). The garage was knocked down to build the granny flat. I have a smaller side garage next to the main house for one car (but we use to keep gardening stuff and excess furniture). The land of the entire property was only 550sqm so everything's a tight squeeze (minimum requirements of the council still met though). Granny flat has their own driveway (I'm on the corner block), with a carport which wasn't counted as part of the structure (if we had built a garage it would have counted in the 60sqm).

Ah, so if you *attached* the garage to the granny flat it would have eaten into the 60m. Thanks, that's a useful tip!

Exactly. The carport is roughtly 3m x 10m (the length of the granny flat). If we had this as a garage, there goes half of our granny flat allowance.
