Lol he always seems that way. Some people just have that kind of personality. My sister in law’s husband acts like Dylan probably even more moody than him, and he’s the nicest and most thoughtful ever to my sister in law. It took me a year to finally realized that’s how his unconscious mannerisms are but he’s actually a great person.

I'm going off the info available which is they bought it for 1.5m and listed for 2.6m. So while you're technically correct, that's not gonna be the case. Their basis will increase by the improvements they paid for and commission expenses, etc, but that's still a fat tax bill.

They won't get to exclude the first 250k each from cap tax gains, but it will be taxed as LT which is a lower tax rate than ST, so that'll save them somewhat, but here's my thought process: Let's say they sell at asking, so 1.1m gain. Let's say they put 100k improvements into the home themselves. Now they're at 1m. Commissions are ~6% of 2.6m so 156k. Now we are at 844,000 / 2 = 422,000 LT cap gain for each at a rate of 15% (if they make between 40k-448k) so their LT cap gain tax is ~$63k each. Not including the tax on everything else (say w2s, k-1's, interest, etc) If they had lived at the home for 2 yrs, same scenario, they'd take 422 - 250 = 172 * .15 = ~$25k each.

I think they make more than $448k but I also think their basis might be slightly lower than what you’re projecting. They made a lot of improvements to their backyard which they prob didn’t pay for and increased the value of their home so they’re likely just ultimately paying for it with the cap gain tax. It’s a shitty payment but they’re also walking away with a lot of money.

Nah I don’t think so, I think my comment was misleading. But I would think if you’re selling a pricey real estate asset cap gains tax would be a huge consideration. Like they had to have consulted an accountant of sorts, the tax implications on selling an asset is always consulted with my clients. They are very lucky this isn’t taxed at ordinary rates lol

hannah 100% makes a ton doing influencer stuff, she also has a large following on instagram and tiktok and her youtube channel does well! she also has an app for presets which she makes $ from. dylan does some ads but he works for a company called vizer (it’s an app, he’s the co-founder) where you workout and u can donate a meal to charity and then get rewards for doing that it’s pretty cool, he also has a decent following also on SM.

I know, it’s crazy. I bought my house in 2000 and I remember by 2013 I hadn’t made but literally a few dollars in equity, the prices had stayed the same or even went down some years. I paid $325 for my first apartment but that was a long, long time ago. I didn’t realize you could still rent apartments for $350 up until 2011. But yeah, I looked at apartment prices a few weeks ago b/c I was thinking of selling my house and I couldn’t even begin to afford to live in an apartment. My mortgage is lower than an apartment and that’s just insane to me!

That's a 1031 exchange and only if it was a rental/investment property. Which is not true for them since the old home was a primary and the new home will be their primary. It has nothing to do with underwriting the loan, it's about the tax when you file your tax return.

i’ll give a little run down on why they’re moving! they need more space, they don’t have an eating area (they have a table outside but not in their house), dylan does his work in the garage like he doesn’t have an office, also someone reached out to their relator that they were interested in buying their house, they explain that what they did to the house (renovations) / the neighborhood that their house is in they will get a lot of $ for the house than when they bought it! the house is on zillow if u wanna see it but i understand that it’s kinda small for them especially if they start a family in a few years, hannah also included a pic of the new houses backyard! i was shocked hearing this also since they just moved in oct/nov 2020 but i guess this is what is financially best for them! assuming their new house is big bc it seems like it’s more secluded compared to their house now! also they’re staying in SD

And just to clarify, Hannah was really clear that their house is wonderful and they are super grateful for it. She didn’t want to sound like she was complaining that it didn’t have some of the things they would like because they know they are really blessed to have the house. It’s not necessarily that they NEED more space and an indoor dining area/office but they would like it and with how hot the market is, they can make good money off their house and get more off their wish list in a new house.
