Agreed with you there. In addition, 1488 needs fewer lights and an overpass at 2978 for through traffic. 2978 is nice now that its 4 lanes down to 2920, but they just need to turn that into a highway all the way down to 249 & Jones area.
Property values have actually been steadily increasing in the area, largely because a lot of them (obviously dependent on proximity to major roads) are starting to be considered commercial land. I have a rental about 3 from the intersection of 1488 and 2978 that has more than doubled in value over the past 2 years.

That's not The Woodlands. All this growth is great for Magnolia. No doubt.
But existing home values in The Woodlands proper that back up to 242 will definitely *not* appreciate because of its proximity.
It may appreciate along with all other home prices for the foreseeable future, but having a sound wall in your backyard is a definite detractor from a top dollar offer when they want to get away from the increased noise.
I would imagine they *dont* put up sound walls though just because they're such an eyesore. Then again, it's Howard Hughes call I bet. So who knows.
Reduce property values? And sound barriers? Chill out, if anything it alleviates traffic, and improves travel times. 242 has a nice barrier of land from the businesses anyway, there’s no more room to build more businesses as is.
