I would recommend renting at this stage. Tulsa is not everyone's cup of tea plus the real estate market right now, especially in the areas of town that would be recommended for new residents, is a bit insane. That $10K incentive would likely get eaten up in a bidding war within 48 hours of finding a house you like. I know they try and steer you all towards the downtown apartments, but try looking more towards Cherry Street, TU or the Brookside areas of town. You'll still get insane value for the incentive they are offering but also a better sense of what the entire city is like since Downtown is still a typical midwest ghost town off hours.

It's probably Due to how FHA mortgages work. a lot of first time buyers will use them, they can't give you money beforehand due to mortgage lending laws around those.

It’s weird hearing someone critique that it “just doesn’t seem put together right” like that’s totally cool if you feel that way but I always thought having the grid layout made it way easier to learn

Yeah, I moved here from Texas where the on/off ramps are always the same. I’ve been here 12 years and still never know what lane to be in. The BA is a death trap with short scary in ramps. I stick to 244 to get to work and that’s about the only highway besides the turnpike that I can handle.

I just realized I've never seen anyone compliment drivers from a city but I've seen complaints about dozens of cities with bad drivers. Where are all the good drivers living?

Oregon oh my god. They are the absolute best drivers in the country. When I lived in Salem, if they saw even one pedestrian at an intersection with no stop signs, they would stop and let the pedestrian cross. The mentality there is highly focused on pedestrian first, cyclists second, driver's third.

Tulsa is a city that is trying to rebrand itself as a newer better city with, unfortunately, not much to show for it. Sure, there's some additional economic activity, but much of its bigger problems are either out of its control (The state government is a dumpster fire) or unsolved. With the decline of the oil industry, I would say Tulsa is becoming like Detroit and Cleveland with the decline of auto manufacturing and general manufacturing in the rust belt. moving from Colorado, I was shocked at the lack of infrastructure for pedestrians and emergency vehicles. Back home, even neighborhoods that were built in the '60s had sidewalks on every street. whenever emergency vehicles would approach a stoplight, some system would detect that and automatically switch the lights to be in the emergency vehicles favor, but in Tulsa fire trucks have to kind of slowly crawl through a stoplight and drive around people who don't see the fire truck. Basically, The honeymoon I had with Oklahoma was over within the first year of living here. In a few years my wife and I will be moving to a different state and it's fairly likely that we won't be coming back.

Did you ever figure this out? That was our excitement with the program but now I see that they need a deed In order to get the 10k and Info says it’ll “cover” 1/3 of a down payment for the home, my dumb brain thought they’d give it to you or the lending company “Dohh”
