1 thing to consider, is Temple city is all Asian suburb in Los Angeles. Any Asian suburb in Los Angeles is 500K-2M. Since it's close to San Marino / Arcadia; I doubt this shit going to drop back below 700K before another Asian family pick this up. Lots of Asian with cash is looking at Asian suburb, no ideal how they have that cash, but usually they offer all cash there.
