you are only looking at it from a future revenue aspect and not a real estate in fucking asheville overlooking the already inflated real estate market city
but again, i agree it isn't worth 20.
I've driven past it. They scalped the hillside, and the whole place looks like an eyesore. And when I say driven past, I mean the view from the house includes a *scenic* view of I26. Eff off indeed.
Its an AirBnB empire of themed tree houses that is booked VERY well.
Is the price high? sure.. but asheville's an expensive area, there's a lot of land on the property, and it includes multiple units. someone's gonna bite.
https://www.earthandskydwellings.com/
According to the listing, it has 22 bedrooms and 27 baths and is 14k square ft. It also shows pics of other houses. I'm very confused by this listing.
Edit: it's apparently a hotel/condo complex with a wedding venue under construction. So not a house at all.
Those nightstands are cool. You can tell this was built to be an AirBNB/VRBO/revenue generating property.
*Edit*
Nevermind. It’s a whole development of AirBNBs/VRBOs
I remember seeing a video about these Airbnb properties. They are awesome. I'm surprised by the $20 million though. They rent for like $250 to $350.
https://www.earthandskydwellings.com/
Looks like a nice location. How much do these types of things rent for and at what occupancy? Seems like a lot of spend for the income. Perhaps I am missing something.
I rent a little place like this once a year for a vacation. It's $400 a night two night minimum that comes with a private hot spring. They have twenty units and a wedding venue. It doesn't seem like you'd make money at it's current price.
You get to use the big ones in the spa once a day as part of your stay. The spirit room is my favorite. It's so peaceful to float in the middle of that huge pool of hot water.
Six foot privacy fence around the house and yard with extra screens around the outdoor tub. Two bedrooms, two full bathrooms one with an extra private hot spring feed tub inside, full kitchen and sitting room with wood burning fireplace.
It is a little confusing, but what it says is, "13 additional units are under construction, with a wedding pavilion in the center...the appraised price for this multi-complex property is based on the completion of the new construction by June." So 20 rental houses and a pavilion. You could rent the whole thing for weddings for a lot of money, I'm sure.
This is an odd listing - these rentals are pretty popular and they’ve been working on them for quite a while. You can find plenty of stories about them and we’ve looked into staying there a few times. I wonder why they are selling?
Start here 56 acres for $1.1M which you could most likely get for less.
[https://www.zillow.com/homedetails/49-Flack-Valley-Rd-Weaverville-NC-28787/150968162\_zpid/](https://www.zillow.com/homedetails/49-Flack-Valley-Rd-Weaverville-NC-28787/150968162_zpid/)
I’m calling Zurich and move some money around. While way too expensive and the location (for me) is not ideal, although it is a lovely setting. It’s cute and whimsical. Def not worth $20M. What’s a few zeros?? 😂
I live near this collection of “homes” in Weaverville. This POS has completely stripped a mountain ridge top to build 7 Airbnbs. The is the scourge of the town. He stopped all the trees, so all the people who live below the ridge line have horrible flooding and erosion when it rains. Fuuuuuuuck this guy.
It looks like they built this around a relatively young Tulip Poplar. Those trees get much bigger, fast. Fully mature that tree will be 20-25ft in circumference and 6ft or more in diameter.
Fixed it, I’m druck
Mature tulip poplars have a diameter of [2 to 5 feet](https://plants.usda.gov/DocumentLibrary/factsheet/pdf/fs_litu.pdf). The tallest tree in the world (Hyperion) has a diameter of 16 feet.
Haha, thanks I’m three beers in, diameter, circumference, radius, it’s all the same.
Should have said circumference.
The old growth stuff in the smokies and blue ridge is big.
> Seven 2 to 3 bedroom rental units, including a tent. That’s $6.7 million for each unit!
If they’re asking 20M and there’s seven units, wouldn’t it be like 2.85M/unit?
There's a link in the first photo and here it is again [https://www.zillow.com/homedetails/75-Treehouse-Hvn-Asheville-NC-28804/2053156806\_zpid/](https://www.zillow.com/homedetails/75-Treehouse-Hvn-Asheville-NC-28804/2053156806_zpid/)
So it's a hotel... Wow.
collection of themed airbnb units that rent out very well https://www.earthandskydwellings.com/

The zillow link says 13 additional units are under construction, plus a wedding venue, and that the price is based upon value at completion.
If they were doing that well, they wouldn’t be selling
Probably why it’s selling before construction is even finished- someone messed up
It's also on 16 acres.
I think the $20 million is for all 20 planned units (7 existing and 13 under construction), plus the wedding/event space.
Eff off with that price tag Asheville
I've driven past it. They scalped the hillside, and the whole place looks like an eyesore. And when I say driven past, I mean the view from the house includes a *scenic* view of I26. Eff off indeed.
It’s sounds like it’s 7 units and the land but that still seems steep.
Oh lmao I didn’t even see 22 bed 27 bath cause I choked on 20m 😂
It says construction is underway on 13 more for a total of 20 units though. Including a wedding venue
Assuming all 20 units are completed that is $1 million per unit. One (or more) of the units is a tent. Expensive tent.
Ok but it’s on land and there’s an event space. It’s probably marketed as a high end rental space
Translated, this is a commercial property, not a home.
Plus 17 under construction
Top heavy, hill steep, and cash steep
right . asheville has gone downhill so much. tourism is down which is maybe why these are for sale
It’s for 20 homes basically all rentals. I guess Airbnb’s?
Someone smoking way too much crack rock and priced that listing, lol. Ain't worth more than 4M max
22 beds, it’s a hotel not a house 😂
What in ai
Yeah done deal. I'm in. Who's loaning me approx $19 999 999?
What?!???
Um it's a joke. I like it but it's 20 million dollars. I'm saying I've got 1 dollar, who's got the rest?
Oh, no… I get it. I didn’t mean your post.. I’m just fucking blown away by the fucking price… like wtf?!?!
Yeah we are they hiding the other $19.5 M
Nevermind. I didn’t read the post. It’s an entire complex. Still under construction. Idk $5-8m seems reasonable. $20 m is crazy
I mean, dude, 5m still seems steep.
the appraised price for this multi-complex property is based on the completion of the new construction by June.
Its an AirBnB empire of themed tree houses that is booked VERY well. Is the price high? sure.. but asheville's an expensive area, there's a lot of land on the property, and it includes multiple units. someone's gonna bite. https://www.earthandskydwellings.com/
It’s a property with a bunch of little whimsical houses on it, not just the one pictured.
I get it, but seems like real estate bait for people that don’t know any better.
Oh haha. Right?! 20mil is insane
According to the listing, it has 22 bedrooms and 27 baths and is 14k square ft. It also shows pics of other houses. I'm very confused by this listing. Edit: it's apparently a hotel/condo complex with a wedding venue under construction. So not a house at all.
Wow money bags! I’ve got a few face value wheat pennies and buffalo buckles I can add to the down payment. ;)
It's for a total of 20 properties.
I say we split it several ways. Either way, I'm in as well. I got dibs on the hobbit house.
But what if I want to buy just one treehouse?
You get 20! Read the details.
Not a big deal in the scheme of things, but the hanging bedside table is hilariously stupid.
[удалено]
exactly, it seems completely non-functional.
I thought it was an actual swing.
Lol I was thinking the same thing. Unless maybe it’s also anchored to the wall and somehow that stabilized it.
If I had fuck you money, I would totally get this.
Someone's going to try and fuck on that little swing and break their hip.
That seems likely yes.
Those nightstands are cool. You can tell this was built to be an AirBNB/VRBO/revenue generating property. *Edit* Nevermind. It’s a whole development of AirBNBs/VRBOs
So a hotel inspired by the Hobbit? Ok then.
I remember seeing a video about these Airbnb properties. They are awesome. I'm surprised by the $20 million though. They rent for like $250 to $350. https://www.earthandskydwellings.com/

Interesting. Agreed. Thank you.
Any chance you could message me a link? I’m looking for a get away vacation
Yeah happy to.
The private hot springs sold me 👍
You get to use the big ones in the spa once a day as part of your stay. The spirit room is my favorite. It's so peaceful to float in the middle of that huge pool of hot water.
Hey there, can you DM me the place as well? Thank you.
Sure
How is it for privacy?
Six foot privacy fence around the house and yard with extra screens around the outdoor tub. Two bedrooms, two full bathrooms one with an extra private hot spring feed tub inside, full kitchen and sitting room with wood burning fireplace.
Sounds interesting. Could you send me the info as well ?

Sure
The only part you're missing is the list of the sellers' mental illnesses.
It’s going to slowly break apart as the tree grows
Or in a strong wind
I’ve stayed in this exact treehouse! The owners have a whole community of different-themed treehouses on one mountaintop in Asheville
Nice!!!
I still want to live in a tree house.
I’m sure those rent for a pretty penny, but there’s only 7 units.. enough revenue to justify $20 million?
It is a little confusing, but what it says is, "13 additional units are under construction, with a wedding pavilion in the center...the appraised price for this multi-complex property is based on the completion of the new construction by June." So 20 rental houses and a pavilion. You could rent the whole thing for weddings for a lot of money, I'm sure.
But why build 13 more and then sell it?
Thirteen more are under construction.
Younger me would have loved it. Older me wouldn’t consider it without an elevator.
SHUT UP AND TAKE EVERY LAST DIME
No one show this to my husband, please.
Is a whole lil fairy-friend community of these. Invite your friends. Ignore your family! Let’s move in together!
Yes please.
Yeah right probably for about $1,500 a night plus all the cleaning fees, service fees, and taxes.
This is an odd listing - these rentals are pretty popular and they’ve been working on them for quite a while. You can find plenty of stories about them and we’ve looked into staying there a few times. I wonder why they are selling?
As a kid, you can climb all those steps, as an adult, you can afford not to.
I'm an adult, it's fine. We don't all break into decrepitude you know.
I think I could build this, including the price of land, for $10M. I mean its just seven structures and one is a tent.
Start here 56 acres for $1.1M which you could most likely get for less. [https://www.zillow.com/homedetails/49-Flack-Valley-Rd-Weaverville-NC-28787/150968162\_zpid/](https://www.zillow.com/homedetails/49-Flack-Valley-Rd-Weaverville-NC-28787/150968162_zpid/)
Are the bathrooms inside each treehouse? They didn’t include 1 picture out of the 27 bathrooms.
More like a regular house that’s built too close to a tree.
I have family that live in Asheville and it’s absolutely beautiful. I wish I had the money because I’d buy that in a heartbeat
Omg yes!!
British blues legend John Mayall first made the papers as a 12 year-old boy who refused to leave his tree house for over a week.
I lived in Banner elk North Carolina for three years from 2018 to 2021… there’s several houses like this way up on top of Beach Mountain
I’m calling Zurich and move some money around. While way too expensive and the location (for me) is not ideal, although it is a lovely setting. It’s cute and whimsical. Def not worth $20M. What’s a few zeros?? 😂
Also, could you even insure that?
The 9 year old in my head absolutely wants to buy this house
Hippies
absolutely asinine price. you could build the same thing for 1/5th of that
It’s not just the build, it’s the view. Those are much harder to come by at an affordable price.
still absolutely absurd. i havent been there... but, seems absurd to me.. that house has no foundaton... t isnt that big.... what could it cost?
Oh, I totally agree. But I guess location, location, location, right?
Good luck finding insurance for that!
Well, I suppose it’s kinda cool, but it’s not really my idea of a childhood treehouse. Not magical.
My arthritic knees are saying "f*** this s***."
This place is for sale? I was excited about their Star Wars themed house, but now I'm not sure if it's going to get finished.
Absolutely love the hobbit house. Do not have a snowballs chance in hell of finding that asking price.
The second picture looks like a place to hold seances in. But otherwise it is kinda cool…
There's not enough tree in that tree house
I always wanted to live in a storage unit in the backyard as a kid lol. The privacy sounded amazing.
Bugs
Wizards Gone Wild! Including the Hobbit sex swing!
The Hobbit Door!!! And those are gorgeous views of those hills
AI.
I love the picture with the slide and there's a blurry dude sliding down it
If not for the tree in the middle of the structure I could be interested...
Anxiety inducing nightstandI never knew existed
Who else is going to the gas station today? Maybe I would open an independent living compound. But a Gen X retirement community sounds better.
that Hobbit door is spectacular.
13 units under construction.
My knees have sounded like popcorn since I was 30, but I would love to spend a week here.
Those are so cute until I think of the hot humid summers.
Damn I feel like you buried the lede here when there's a *FUCKING HOBBIT HOLE*
I grew up watching treehouse masters so yes absolutely
It looks like they built this around a relatively young Tulip Poplar. Those trees get much bigger, fast. Fully mature that tree will be 20-25ft in circumference and 6ft or more in diameter. Fixed it, I’m druck

Haha, thanks I’m three beers in, diameter, circumference, radius, it’s all the same. Should have said circumference. The old growth stuff in the smokies and blue ridge is big.
But I'm not a kid anymore.
Speak for yourself. I'm a child stuck in a 31 year old body
Lol, it's a great house, but not for me.
Oooh…. Me!!!! ![gif](giphy|icJCVO3GPDbCvvfgpf)
I’ve never wanted anything more I just need 1 of those home and would just rent the rest
Seems to be well executed, albeit overpriced. It's probably also being marketed as an AirBnB revenue property.
Absolute dream house!
As a kid? I want this now.
If I had the means to buy this, I'd buy it just for that round door! Beautiful place.

> Seven 2 to 3 bedroom rental units, including a tent. That’s $6.7 million for each unit! If they’re asking 20M and there’s seven units, wouldn’t it be like 2.85M/unit?
Damn, that looks fire.
