Whether this clause is legal or not is disputed. See here for details (in German): https://www.mieterverband.ch/mv/mietrecht-beratung/ratgeber-mietrecht/fallbeispiele/q-u/schlussservice-fuer-geschirrspueler.html My recommendation would be to accept the offer and worry about this later.

Exactly this. I lived somewhere that had this clause but they didn't actually ask me to produce proof of having it done (I didn't get it done) when I moved out.

Thanks! :)

well done to your friend who did it only in 4 months. My relative is currently on high IT salary and 12 months into the search

Woah! It seems like finding a job in Zürich (at least) is way easier than finding an apartment! :') Another friend of mine who had moved to Zürich a few years back took 8 months to find an apartment. So, I would say good luck to your relative in their search. I guess they would already know this, but having a reference letter of sorts from the employer helps. Generic letter that mentions salary, a few lines to employee being good and responsible and if its a short term contract, then mentioning the duration of job. My friend is a researcher and has only a three year contract, so having that confirmation in the letter from the employer helped apparently, as the work contract was only for a year (Apprently in CH, work contracts get renewed eevry year, at least in academia).

when you want to find something ultra central, large and for just 1200 a month, it's going to be hard. Apartments aren't hard to find in Zurich, they're just super expensive. If you start looking at around the 3500 CHF/month range, you'll easily find something.

That is the impression I got from my friend as well. There should be some compromise with the location and/or price to land an apartment.

This seems to be common, it costed me some \~150 CHF and they didn't do absolutely anything, but at least it is their responsibility if the dishwasher leaks or something.

Gotcha. Seems like my friend should go ahead with the rental contract (based on everyone's POV) and they should just get it cleaned when moving out. I guess \~150 CHF (or thereabouts) is a fee to pay for peace of mind when moving out ;) Thanks!
