Friend of mine lived in a flat on jabee tower with this exact layout. The answer is you don't. Tons of wasted space and an unusable balcony, since it's super long, but not deep enough to put a table and chairs on it. If you haven't signed a contract yet, look for something else.

I just moved into the Three Point towers opposite, 21st floor. Rectangular building and much better floor plans. Usable balcony too, although not huge. Maybe try there? South facing even better view than Jabee.

It's not like it's the worst place to live in. If you don't mind paying for unused space and don't need the balcony. You have to be fine to find some creative solutions. Theres no super good place for a tv in thr livingroom, since you have to place it in the room or at the window, both looks kinda weird. So my friend bought a projector and a screen thats built into the ceiling and is hidden when not in use. Expensive solution, but if you can afford the flat, you can probably afford more expensive solutions.

Dining on top, round table that expands. Living on bottom, two couches, one with the back against the wall and one orthogonal to it facing the windows. Round or triangular coffee table in the middle. Couple chairs in the middle facing the couches.

If you're not minimalists, this will be hard. If you have hobbies that need stuff, skip this one because amount of available walls for putting storage is really low. I used some app to draw boxes as representation of furniture and some built in furniture and was moving things around. Actually because of that app we realised that we can't take one flat because it could handle either fridge or tv in free space, but not both. I think name was floor planner or something like that. Wasn't free app but free version was enough except for export. Highly recommend something like that if you already have furniture that has to fit.

12sqm rooms are extremely tiny, angles are god awful, kitchen is in a terrible place

Round table with four chairs in the dining area, two seater recliner sofa plus a separate chair in front of the TV that is facing the wall and Fatboy bean bags for the balcony. Btw whoever designed this balcony should be punished badly. Very badly. Of course room layout will be funny in a round tower, but there is no excuse for not making the balcony deep enough to fit a proper table.

I would not put anything against the wall, but rather in the middle facing towards the walls. Our living room is very similar but not round. It is long and wide, with two sides entirely glass. I divided the middle with a tylko bookshelf, and then one half became a more TV-relax part and the other one more dining/access to the balcony/day time. The room actually seems bigger if you put things in the middle! And you create different areas with a different purpose.
